Don,

I am with you buddy...it is very, very depressing especially since I am a 35 year old bro and am just now making enough money to build a modest home on my wifes land in nakon sawan...

I think more about how much 50,000 would have gotten me a year and half ago...

I must wait and see if it gets better before I commit to it but the wife and I are pretty serious...

she is correct in her statement when thaksin was ousted that the new government will not be any better..

I am sriously jaded as my hopes at an early retirement (50) is not as viable as it was when we moved back after the tsunami...

does any finance savy bro's know if it will ever get better??????

even at 30 baht to the dollar it is still way cheaper than europe but maybe panama (several of my friends have bought property there) is a way better option.... but I love thailand and want to live my golden ages there.

I guess we will see, but it is depressing.

Atl, I also make LOS my favorite destination, for people who have made plans to enjoy a future there (myself 50'ish & close to retirement) & don't have bookoo bucks it could mean making a change, for everybody who loves Thailand (like me) let's hope this starts to turn around

I'm building a modest little house in Isaan and this idiocy with the US$ has already cost me around 17% more than I had intended to spend.

That having been said, my place in Pattaya should now be worth some 17% more.

because your costs (labor & material?) are higher then you planned that translates into appreciation on another property?, or wishful thinking, I read PTY property is pretty flat right now, something like So.Ca., still priced crazy but slow to sell, owning property isn't an issue for me, renting will be my choice in LOS, just want to get more (bang) for my buck w/o the obligation

No, Don, it all has to do with transferring US$ in to pay for new construction and transferring US$ out when/if the Pattaya house is sold.

I am not trying to sell the Pattaya house, but in terms of US$ value, it has appreciated due to the weakness of the US$.

Let me 'splain it this way.

Nearly three years ago, the baht was running at a little over 40 to 1US$. A 2 million baht house would have cost $50,000.

That same 2 million baht house would now cost $60,600 using the rate of 33 baht to the dollar.

If I were to sell the house for 2 million and then transfer the proceeds out of country in the form of US$, I would send out more on my Pattaya house than I brought in to pay for it.

not an finicial expert but am I correct that to get that appreciation you have to turn those baht into dollars,if you sold & kept the proceeds as baht,it would be closer to a break even, taking in to account the increased sales price, because the baht you purchased the house with were worth more 3yrs ago against the dollar? simply put, your appreciation is more due to the stronger baht & not a overheated real estate market

Your assumption is correct. I would only realize a profit from the sale of the older house if I converted the baht into dollars, further assuming I sold the house for what I paid for it in baht.

Remember the title of this thread is "Dollar to Baht Exchange Rate". I never claimed the market was over heated.

ATL,, regarding your "golden retirement".

Youv'e missed the boat on the exchange rate ( US$ is NOT looking good) but as always other possibilities are out there.
As you probably know I already got my land when the Baht AUD was 29-30, so that was sweet but I also played another "get ready for Thailand retirement card",, shares. Thai shares. Relative safe Thai shares as in bank shares.
I got in at just under 10 Baht per share and today they are 13.1 Baht.
I borrowed the money at 9% so a nice little earner.
As far as the Thai banks go, I suggest KBANK,, yep the farmers bank. Most of their bad debts are leveraged against land, hard to go past that security.
At least once you playing in BAHT in the country you want to retire in, you have greater control.

Thai Silp owners apologise
Pipat Unopas and his wife, Yawalak, owners of Thai Silp South East Asia Import Export Co Ltd, apologised to all workers who were out of job following the abrupt shutdown of the garment factories.


In tears, Pipat said that he would do everything to help all workers.

"The baht was so strong against the orders that we took in 3-4 months in advance. We had tried to solve the problems, but it came to the point that we can't continue the business. I have to apologise to all workers, but I will do everything to help them," he said.

The owner showed up in Samut Prakan. After the negotiation, initially, workers will be paid compensations worth 6 months of their salary.

The company's closure of 3 plants yesterday immediately pushed about 5,000 workers out of job, due to huge losses.

Workers demanded the compensation issues. About 3,000 workers still continue the road blockade, waiting for the negotiation results.
